Routine home maintenance helps you save time and money by promptly resolving minor issues and maintaining essential home systems. It also ensures safety, preserves the value of your property, and helps you avoid costly repairs. The following maintenance schedule was created to provide you with a quick overview of the tasks that must be completed throughout the year. MONTHLY
Inspect and replace the HVAC system filter.
Check plumbing for leaks around toilets and under sinks.
Inspect all drains, keep them debris-free, and clean them as needed.
Inspect all faucets and shower head aerators and clean them as needed.
QUARTERLY
Inspect the caulking and silicone around sinks, tubs, toilets, and shower enclosures—replace caulking when separation or cracking occurs.
Inspect and clean bathroom exhaust fans.
Adjust sprinkler times as needed due to seasonal weather changes.
Test smoke and CO2 detectors.
Test the garage door auto-reverse feature.
BI-ANNUALLY
Clean dryer vent.
Trip GFCI outlets to check for damage and if they need replacement.
Check the water flow in sinks, tubs, and showers.
Service the HVAC system.
Inspect low-use areas in your home (basement, guest rooms, guest bathrooms, etc).
ANNUALLY
Check ceilings for water leaks.
Inspect windows and doors for drafts, broken seals, loose hinges, and cracked caulking.
Check fire extinguishers.
Check smoke and CO2 detectors and change their batteries.
Clean the refrigerator coils.
Flush the water heater.
Inspect and clean the chimney.
Have roof, roof jacks, flashing, valleys, and gutter systems serviced to check for leaks and remove debris.
Winterize outdoor faucets, disconnect hoses, and blow out sprinkler systems.
Oil garage door springs.
